What drives the price
Area. Remediation is priced by how much has to be contained, removed, and rebuilt, which is why the ranges step up sharply between a closet, a room, and a house.
Whether it is still wet. Wet material has to be dried before anything else, and that is equipment running for days rather than a fan overnight. Skipping it means remediating twice. The first 48 hours page covers why that window matters so much.
Whether the HVAC system is involved. Anything in or beside the air handler is in the airstream feeding the whole house, which changes both the urgency and the scope. It is also the most commonly skipped part of an Arizona mould job.
Access. An attic with limited headroom over the affected area costs more than a walkable one, because the work is slower.
Documentation. Clearance testing and a documented scope cost money and are worth it when there is an insurance claim, a builder warranty question, or a sale.
Why the affected area is bigger than what you can see
Growth follows moisture inside the assembly, and in a newer Gilbert home that assembly is tight and does not self-dry.
