Mold in the AC closet: the most common mold in a newer Gilbert home
Gilbert is a young town by housing standards: most of it went up from the 1990s onward. That means modern construction, tight envelopes, and slab-on-grade, and it means the mould we find here is rarely about age. It is about water, and the most common water in a newer Arizona home comes out of the air conditioner.
Why the AC closet is the wet spot
The evaporator coil sits well below the dew point of the air moving across it, so moisture condenses out of that air all summer. It collects in a drain pan and leaves through a condensate line. On a hot Gilbert afternoon a system pulls a genuinely surprising volume of water out of the air.
Put that in an enclosed interior closet with drywall walls, no ventilation, and a floor. Any failure in the drainage puts water onto paper-faced drywall in a dark, warm, still space.
And in a tight new house, it does not dry. That is the part that makes this worse here than in older stock: modern construction is deliberately built to limit air exchange, so a wet closet stays wet.

Check it yourself (fifteen minutes)
- Open the closet and smell. A musty smell that intensifies when the system runs is the classic sign.
- Look at the floor and the bottom few inches of drywall around and behind the unit.
- Look in the drain pan. Standing water means the line is not draining.
- Find where the condensate line discharges, often a bathroom sink tailpiece or outside, and check it drips when the system runs.
- Check the secondary pan and float switch are present and wired.
- Note whether the closet is part of the return air path, because that changes the urgency.

Why it matters more than a patch behind a vanity
Location. Anything growing in or next to the air handler is sitting in the airstream that feeds every room, which means it distributes rather than staying put. The smell arriving “through the vents” is not imagination.
That is also why containment matters on the repair: tearing out mouldy drywall next to an air handler without a sealed work area and negative air pushes the problem into the rest of the house.
What removal involves
Containment and negative air, because of the above.
Remove contaminated porous material: drywall, insulation. Framing and other non-porous surfaces get cleaned and treated rather than removed.
HEPA vacuuming and air scrubbing throughout.

Fix the water. Nothing else matters if the line still clogs. That is HVAC work and it should happen alongside, not afterward.

Prevention, which is nearly free
- Flush the condensate line two or three times per cooling season. Ten minutes with a wet vac at the outlet. This alone prevents most of these.
- Check the pan at the start of summer.
- Verify the float switch works, and do not let anyone bypass it.
- Have the coil cleaned on a service schedule.
- Do not store anything in the AC closet. It is mechanical space with a drain pan in it, not a cupboard, and cardboard in there is food.

Why does mold grow in the AC closet?

Why is this worse in a newer house?
