Attic mold in Gilbert: it is the ductwork more often than the roof

Attic mould in Gilbert surprises people because everything about the climate says it should not happen. They are right about the climate, and that is the point: attic mould here is not humidity, it is a moisture source you have not found.

A Gilbert attic in July is extremely hot and very dry. Nothing grows in that. So something is putting water up there.

Why ducts come first in this town

Gilbert’s housing stock skews newer than central Phoenix, and newer Valley construction very often puts the air handler and the whole duct run in the attic. That design decision is the single biggest reason we find attic mould here.

Condensation on the ducts. Ducts carrying air at around 55 degrees, running through an attic at 140 or more, will condense on their outer surface wherever the insulation has been compressed by someone kneeling on it, torn during another trade’s work, or simply degraded with age. That condensate drips, wets the insulation below, and in summer it never gets a chance to dry.

A disconnected duct. Flex duct comes apart at a boot or a collar and starts discharging conditioned air into the attic. That is a condensation engine, and it is also expensive: you are air conditioning the attic. A summer power bill that jumped without explanation, plus attic mould, is usually one fault rather than two.

The air handler and its condensate line. The unit itself produces water all summer and drains it away. A plugged or disconnected condensate line, or a cracked pan, puts that water into the attic instead. This is closely related to what happens inside the house when the AC closet goes wrong.

The other two sources

A bathroom fan venting into the attic. Very common defect: the duct terminates in the attic rather than through the roof, or it fell off the roof jack. Every shower then pushes warm wet air onto the underside of the roof deck. If the mould is concentrated directly above a bathroom, look here first.

A roof leak, usually found after monsoon. Storms from mid-June through September drive water under tiles and through flashing that behaves perfectly well in ordinary rain. The tell is a defined path of staining down rafters and sheathing rather than a general bloom.

Why it matters when nobody goes up there

Air moves between attic and house, through can lights, fan housings, duct boots and the attic hatch. When the air handler and ducts are in the attic, that connection is much stronger than in a home with the equipment in a closet. What grows in the attic does not stay there.

The roof structure is up there. Sustained moisture on sheathing is a wood problem before it is an air quality problem, and sheathing costs a great deal more than insulation.

What a proper job looks like

  1. Fix the water first. Duct insulation restored, duct reconnected, condensate line cleared, fan ducted outside, roof repaired. Remediation before this is money spent twice, and we will say so.
  2. Contain the area so the work does not push spores down through those ceiling penetrations.
  3. Remove affected insulation. Wet contaminated blown insulation is removed rather than cleaned, and it is usually the biggest single cost.
  4. Treat and clean sheathing and framing.
  5. Check the sheathing is sound. Discoloured is one thing; soft is another.
  6. Replace insulation and get the attic performing again.
  7. Verify before closing up.
